We strive to create well-designed buildings which are an extension of those living or working within them - not only beautiful, but encompassing highly comfortable and functional spaces.
As a licensed architect, principal Lydia Vilppu has practiced in the Los Angeles area for the last 10 years. She holds a master’s degree from Columbia University and an undergraduate degree from SCIArc (Southern California Institute of Architecture).

INITIAL CONSULTATION AND SCHEMATIC DESIGN.
Our initial discussions will establish your ambitions, design preferences and priorities. We bring a combination of smart, efficient design and detailed knowledge of materials and ever-shifting building codes to ensure your ideas and aspirations are attainable within current planning restrictions and your budgetary constraints.
DOCUMENTATION
We prepare comprehensive drawing sets and documents for contractor bidding, permit submission and construction documents. Detailed, accurate and comprehensive documentation greatly reduces permitting delays and unexpected cost over-runs during construction
PLANNING PERMISSION AND APPROVALS
We have extensive experience navigating Historic Preservation Overlay Zone, Seismic, Fire Department, City and County regulations to implement contemporary design in sensitive locations. We can advise which design solutions best suit your needs, and also the likely regulatory implications. Smart design coupled with a deep knowledge of planning legislation saves time and money.
CONSULTANTS
The project may require the services of additional consultants such as structural and civil engineers, soils engineers, geologists and surveyors. We have extensive experience liaising with consultants in many fields and can make informed recommendations to you if these are required.
CONSTRUCTION AND ON-SITE CONTRACT ADMINISTRATION
We conduct regular site meetings and visits during construction to ensure that designs are accurately interpreted in the final building. Knowing how to deal with unforeseen circumstances or problems during the construction process is key to ensuring a safe, stress-free and successful project.
